The Housing Authority of the City of Kelso, Washington, and Board of Commissioners met in regular session at Kelso Housing Authority office at 1415 S 10th, Kelso WA 98626.

MINUTES: The minutes of the April 2014 meetings were presented. *****a motion was made and seconded to approve the minutes.

VOUCHERS: The Conventional Vouchers No 032894 through No. 032952 totaling $ 42,204.03 for the month of April 2014 and Housing Choice Vouchers No 066319 through No 066447 totaling $ 124,096.78 for the month of April 2014 and Local Funds vouchers No 5834 through 5850 totaling $17,851.58 for the month of April 2014 and FSS Voucher Escrows No1045 through No. 1045 totaling $0 for the month of April 2014 Electronic Fund Transfers (EFT) for the month of April $54,503.39

Report from Public Housing Vacates for April 2 vacates in Columbia and 2 Commercial Units. Section 8 Vouchers are being filled at 273 with 3 looking. Each month has been 4-5 vouchers turned in or terminated from program. Chinook Commercial space ESS has moved out to new location in Longview. At the time of move the commercial space had sewer overflow and at that point with sewer line having damages, they have decided to move to new location. The Housing Authority has started claim and cleanup process. LPH and ServPro are the companies involved with the cleaning and repairs. New Temp. from Employment Overload has started working to help in Maintenance and Grounds/Janitorial. We are working on the Preventative Maintenance for Kelso Homes and Cowlitz Villa and getting prepared for our REAC inspection in June. Executive Director is continuing training. April training was Rent Calculations training for Section 8 and Public Housing and PNRC Executive Management and Board Relations. Pre con meeting for Storage Units with Five Rivers Construction was on April 16th. Targeted date for install and building was planned out from Five Rivers. Start date is April 21st. April 17th, is the walk through for the CFP Kelso Homes Heater and Fan replacement. The Bid was advertised in the Portland Journal and Daily News. This will be the 2nd time for no bids were received last month when original bid took place. Notices were given to tenants on Storage Units Policy, reminder of HUD REAC on June 24 and 25; new tenant charges were mailed as well as the No Smoking Policy Addendum to sign. HUD team review that was done in March. Results came back in April. Seven (7) findings and three (3) concerns were discussed. HUD has not been here for fifteen (15) years for a review.
